Its not quite that simple. First, under the mechanics lien statute, there are various requirements you must meet in order to qualify to file a valid lien; that depends on your specific facts and circumstances.

Next, if you do qualify based on your facts, the statute requires certain filings in the Registry of Deeds -- which must conform to strict technical and timing requirements -- or the lien dissolves (and genrally cannot be revived).

The statute is detailed and complicated, and virtually any misstep in any of the various steps required can be fatal to the lien. For these reasons, you should consult with an experienced mechanics lien attorney.
