Legal Question in Business Law in Massachusetts

We own a self storage facility. We have tenants who store ATV's on in our storage units. We have received numerous complaints from neighbors about the tenants riding and racing around on our property, especially after business hours and on weekends (when we are not open).

Given the fact that they are on our property, which is private, are there any laws on the books to help us enforce a no riding rule. We would like the tenant to sign an agreement which, if enforced, would lead to the termination of their lease and their removal of their possesions from our property.

Not precisely. I would assume your current lease provides for you to have rules and regulations and any violation of those rules will entitle you to terminate their lease. I would notify them that the riding of any vehicle around your property other than for egress and ingress to designated areas for the purpose of putting materials in or taking them out of storage is prohibited and a violation of your rules.

Without reading your lease it is difficult to know what grounds currently exist for you to terminate the lease or have the lease terminated. But you could either modify the lease, your current rules or seek a termination for disruption of the quiet enjoyment of others.
