If a creditor agrees over time to accept late payments on a lease contract does that acceptance void the original terms of the lease.

Probably not. You should look for a paragraph entitled "waiver" which has language to the effect that the acceptance by the creditor of a late payment on one or more occaisons does not constitute waiver of the requirement that payments be made on or before the due date.
