is there a simple legal binding free contract that I can have my soon to be ex (married less than a year)sign as I give him monies he put into the house renovations so that he will have no future claims on the house/property? The house is in my name only as he moved in with me.

What you want is a signed separation agreement that agrees to terms such as claims against real estate, payments etc.

I am not aware if there is a simple separation agreement you can download, but there probably is.

However, I would recommend you have an attorney check whatever you prepare before it is signed.
