what is the best way to transfer title of real estate from joint ownership to my wife single ownership for and to benefit of the chirldern now and in the future

There are several ways to achieve your goal. Each has potential tax consequences. What you intend to do should be part of a proper estate plan so you achieve your goal without unnecessarily complicating your life.

Besides transferring ownership to the children now while leaving a life estate to your wife, you can create a trust for the benefit of your children and immediately transfer the real estate to the trust or you can create a testamentary trust so that the real estate would transfer to the trust upon your death.

You could either transfer the property to your children with a life estate retained by your wife, or you could create and transfer the property to a trust.
