Am I responsible for the actions of my guests? One of my guests recently ripped a pipe out of the wall (he was drunk) and caused water damage to the woman downstairs condo (she owns it). I rent! I'm in Massachusetts. My renters insurance said its not covered.

If sued, you will be found liable for the actions of your invitee for the damage he did.
You may sue him to recover the damages.
