Legal Question in Landlord & Tenant Law in Massachusetts

I have an 8 years lease for a commercial space. My landlord has been making really nasty sexual comments to me, he's even tried to crab me. He's in his 70's. Now he's telling me his getting rid of the building. I have everything invested in this business. Please help....
