Legal Question in Landlord & Tenant Law in Massachusetts

Breaking Lease Due to Job Loss

I am in this country on work visa and recently I got laid off from my work. I am in 6th month of a year lease and not able to stay and pay the rent any more. Does MA law provides any provision for individuals like me to come out of lease without paying hefty lease buyout that I can't afford?

Re: Breaking Lease Due to Job Loss

I will assume that under the terms of your visa you are required to leave the country. Notify your landlord and request that they put your apartment up for lease. It is doubtful your landlord will try to assert claims against you from here overseas or even in Canada or Mexico, since you did not indicate your country of origin.

The landlord has an obligation to mitigate its losses. I would suggest trying to negotiate a settlement with the landlord, perhaps giving up your security deposit.
