broken refrigerator
My tenant informed me her refrigerator is broken and needs to be repaired. The refrigerator was supplied when she moved in. It was new, it is now 5 years old. She said it is my responsibility to have it repaired. Who is responsible to have it repaired? Landord or tenant.

You should review the terms of your lease to determine who is responsible for certain repairs, etc.
In the absence of some other agreement, you undertook to provide the apartment with a refrigerator, so you are responsible for its replacement (barring mistreatment or improper use by the tenant which caused it to fail).
