Compensation for apartment defects

I pay $1400 a month for a supposed luxury apartment that has had cracks and leaks in the ceiling since the fall and were never properly fixed. I was promised a month's free rent in April because the ceiling is still not fixed. Now the management company is telling me I have to sign a waiver releasing them from any/all claims ''from the beginning of time'' until the date I sign the contract. I was under the impression that I would be signing a waiver for any liability due to the problems with the ceiling alone for just one month. What are my rights? I still have a big gap in my ceiling that lets in a draft, and I really don't feel like paying June rent either since they lied about the date it was supposed to be fixed.

If you want the apartment fixed tell them to fix it. You have the right to demand repairs that are promised be made.

I would not sign such a release without having an attorney review it.
