Legal Question in Landlord & Tenant Law in Massachusetts
My daughter has a tenancy agreement which. Runs until the end of August 2013. However, her landlord is saying that he wants to start showing the appartment now. Is there a legal minimum period before the end of a lease that a landlord can start showing the appt. as this does seems to be a bit of an invasion on her privacy for the next 7 months. She has been a good tenant for 4 years and the appt. is located in Boston.
Could someone please advise on what the rules are pertaining to this.
Thanks.

Thank you for your question.
It seems quite early to be showing an apartment in February for August, 2013. That being said, unless the parties have a lease which deals with this topic, the landlord does have the right to access the apartment, with reasonable notice, to prospective tenants. If the landlord is being disrespectful, failing to notify the tenant, or the showings are happening at unreasonable intervals, this could present a claim of breach of the covenant of quiet enjoyment.
