Are there differences in the laws, in Massachusetts, for renting a room in one's house rather than renting an apartment?

I rent out a room in my house. There is no lease. It is a Tenancy at Will. The tenant has been there for almost 2 months and has been very late paying rent both months.

How much notice must I give to evict them?

There are different laws relating to renting a room rather than a house but your question does not seem to relate to any difference in this case. If the tenant pays rent monthly then you need to give them a full rental period notice (but no less than 30 days). That means that if you want to evict without stating a reason then you would need to serve them by Dec 31 for then m to vacate no later than Jan 31. If you wanted to serve them an eviction for non payment then you must give them a 14 day notice to quit.

If the tenant pays rent on a weekly basis then there are different rules for such evictions.
