hi,

i am a tentant my landlord did not renew my lease on april 15 she told me i had 30 days to get out over the phone. she came here tonight to take pictures and handed me a typed letter from her that she signed it says i have to be out by may 1 i am looking for an aprtment and hope to be out soon is that note a letter to quit

The answer to this question depends on the provision in the lease about termination. You should contact a local attorney to look at the lease and answer the question. Many attorneys don't charge for the first appointment.

Your landlord cannot terminate you on 15 days notice even if your lease expired. I would suggest you contact an attorney ASAP for assistance to review your lease and the note.

I would say she has to give you at least 30 days Notice to Quit and it has to state the reasons why at least in general.

Your landlord will have to seek an Eviction through Summary Process or for Trespass before being able to remove you from the apartment. She cannot simply take self-help without legal authorization.

I agree with attorney Roth here. Your landlord cannot evict you by telling you to leave. Your landlord must follow specific eviction procedures. You may have certain defenses to eviction, as it sounds as though your landlord doesn't know what s/he is doing, and I would advise you to hire an attorney to defend yourself.
