hello i hope someone can answer my question because i need help bad.i have been renting an apartment for 5.5 years and since i have been living here it has been problem after problem .in 2006 my landlord gave me an eviction notice and instesd we ended up agreeing on the wayto deal with it it was sometthing like this i would pay my back rent and he would fix everything wrong in the apartment well i did my part but he never did his and my problems continue so last year i stopped paying rent and he gave me a thirty day notice almost a year ago and has done nothing with it since giving it to me and i continue to not pay him rent but yesturday morning the ceiling in my 6 year old sons room collapsed on him while he was sleeping and know there are electrical wires all over the place and he refuses to fix it what can i do my reasourcs are very limited because i am disabled with rods in my legs and back .please tell me what i can do to him and if i can file a lawsuit and whatever else to do i had my son leave until this is fixed so they arent here but i am afraid he can say i left and take my stuff and throw it all away ..

Considering that you haven't been paying rent for more than a year, perhaps you would benefit from an Agreement with your landlord that you will move out within a certain amount of time and your landlord will not seek back rent.
