Landlords right to access for poperty sale with infant in home
I have a slight variation on a recent question (see ''Realtor/landlord showing apartment multiple times a day'' on 4/12).
I live in Boston and recently I was informed that the landlord will be selling the property. My concern is that I have an infant at home (under 6 months) and it will be quite cumbersome to have showings of the apartment. Especially in the evening as our child is normally asleep by 6pm. I intend to be as accommodating possible, but have no idea what my rights are in this situation.
In particular,
a) is anyone familiar with any precedent for rights of the landlord to show the property in this scenario, particularly with regards to showings after 6pm
b) what can I consider reasonable in terms of frequency of showings as I do not want to have my infant present as I do not know the people to whom the apartment is being shown. Additionally I have to find some outside accommodation for that time
c) my landlord has already been some what aggressive, and is a realator himself. Should I consider obtaining legal counsel so that I can have someone more knowledgeable advocate my position?
d) I only have 30 days left in tenancy. Anyway to avoid this issue?

Simply put in writing to your landlord what times you would consider unreasonable to show the property because of your infant's presence and document why showing at those time would be unreasonable and serve it by registered mail or some other manner that provides a receipt.
If an accomodation still can not br reached consider retaining an attorney.
