Legal Question in Landlord & Tenant Law in Massachusetts

I live in an apartment community that come to find out is infested with fleas. I have had pets my whole life living in anywhere from an urban area to the middle of the woods and never had this problem. I also have an eight month old son and I am very concerned for his safety as well as mine and the wife.
Since moving in there in June we have had a bat, several mice and now fleas. We had an exterminator come to the apartment this week and he said that he is there every week to spray for fleas.
Obviously the apartment people didn't tell us about the flea infestation before moving there or else we never would have.
I'm basically wondering if there is a way out of our lease so we can get the heck out of there before one of us gets bit and sick from it? And I'm also wondering if there is any repercussions we can take against the landlords to get ALL of our stuff cleaned ( ie. bed, clothing and other house hold items)?
I know in Massachusetts they are "suppose" to keep the place free from this type of thing, but is them just sending an exterminator enough?

If the situation is as you claim, provide the landlord with notice that you consider the lease to be null and void because of the insect problem.
