In Massachusetts, can a landlord keep a tenant's security deposit if they lied about pets on their rental application?

Retention of a security deposit must be related to costs for damage to the premises as a result of the tenant's actions. A Landlord cannot retain a security deposit simply for a violation of a lease provision. However, if the premises needs to cleaned to remove pet dander or hair as a result of the landlord's desire to keep the premises clean, you can be charged for such a cleaning.
