Notice to Quit (eviction)

I am a landlord. My tenant recieves govt. assistance. her lease has expired and she's now a tenant at will. recently she was arrested for drug charges. What type of notice to quit do I send her in order to start eviction. I am in MA. thanks.

Assuming her rent is paid, you give her a 30 day notice to quit.

If her rent is in default you could send a 14 day notice to quit for default of rent payments. Otherwise, you would send a 30 day notice to quit, assuming rent is paid monthly.
