Refrigerator cannot be repaired
I did have a lease that states appliances must be repaired by the tenant at the expense of the tenant. If the appliances cannot be repaired, it wil be the tenants responsibility to supply the appliance. Tenant says the lease means nothing and I must supply another refrigerator. Is this true?

I don't believe that such a lease provision violates any Massachusetts housing or other laws.
It sounds, however, as though you are headed toward a confrontation with your tenant, and you are well-advised to hire an attorney to advise you of your rights and options.
