Release from a Lease
After signing a lease but before taking posession of the property I accepted a job and had to move to NY. I agreed to continue paying the rent until the landlord/roommate found a replacement. The landlord/roommate has found a replacement but is demanding I pay a final month's rent to cover her expenses/inconveneince before she releases me from the lease agreement. I have already paid her the first two months of the lease (Jan & Feb) and she has found a replacement for March. Can she demand a last month's rent as a condition to release me from the lease agreement?

Read the Lease. The landlord may well be entitled to actual expenses caused by early termination. If still in doubt, retain an attorney to review the lease with you and negotiate a less costly termination agreement. Good Luck!
