We rent in Mass. and our landlord is selling the two family that we live in. Can a new landord break a one year lease and if so what are they liable for? Do they have to pay moving expenses and or deposit on new apartment?

No, your new landlord is bound by your current agreement. Your new landlord is also responsible for maintaining your last month's rent payment and security deposit payment. You may want to speak with a lawyer if you are being treated unfairly in this transition.
Your new landlord must respect your lease. You have the same rights regarding any last month's rent and/or security deposit which should have been assigned to him for his safekeeping. If he has not so advised you in writing you may wish to retain an attorney to protect your rights in this matter. Good Luck!
