Rental agreement of commercial space versus binding lease

I have a rental/user agreement with a dance studio that stipulates I am allowed to use the studio to teach dance for 1 year (January 2006-December 31, 2006) but does not stipulate any repercussions of ending the agreement early. Is this a binding lease - can the studio owner legally make me pay for the entire year if I end the agreement early?
