I am the owner of a multifamily older 130 year old tripple decker house my question is if the average rent for a 3 bedroom apartment that has passed occupancy inspection and is all up to code is there a way to get something that would hold up in court that would allow me the owner to permit a single person to use just 1 bedroom for weekly fee of 100 dollars or is there some forn that the weekly tennant could sign such as a waiver of thier state legal tennant rights, suppose it was a temporary place for the person to stay and it was to be for 3 months then the occupancy fee will go up to 175 a week I am just trying to protect myself from haveing to pay moveing expenses and being stuck for years with this person at 100 dollars a week if they don't keep thier end of the bargain?

A tenant cannot waive his or her rights under the law, and a lease that asks him or her to is likely void as against public policy.

It sounds as though you are suggesting a boarding house situation. You should check to make sure that your property is zoned to be a boarding house before you start renting out individual rooms to several unrelated people.
