Legal Question in Landlord & Tenant Law in Massachusetts

Renting

Three roommates and I signed a lease for an apartment for a year. One of our roommates is moving out Dec 1st and told us yesterday (Nov 15th). She wants us to pay her last months rent, security deposit, and the fee to take her name off the lease, which is half a months rent. It was her decision to move out. What are we legally required to pay her, if anything?

Re: Renting

Unless you took actions that in effect forced her to move, you are not required to pay her anything. You do have to take action to mitigate your loses, such as looking for a replacement for her.

However, if by your actions you forced her leave or made the environment intolerable for her to stay, then I would say she is entitled to what she is asking you to do.
