Subletting an apartment

Is it legal to deny applicants residency

due to the landlord not accepting their

relationship? I signed a contract

knowing that the landlord had the right

to choose, but is this legal?

Does discrimination in housing based upon a person's relationship status violate the law?

That would depend on your relationship.

If your LL denied you access to housing because you were in a homosexual relationship or an inter-racial relationship, or if the LL would not rent to you because you were unmarried - the answer is MAYBE. In those cases, the LL's conduct MIGHT violate Massachusetts discrimination laws relating to housing.

However, if the LL refuses to rent to you because subletting is prohibited by the written lease, the answer is NO.
