Legal Question in Landlord & Tenant Law in Massachusetts

The tenant is not paying the last month rent. They claim they have mice. We have hired an exerminater and they still do not pay the rent. They aown us $550. The claim they will leave in November 30. What should I do to get the money?

I assume that neither of you have gone to court. If this is accurate then you can collect the money from the tenant by making a demand and can file a small claims complaint if the tenant refuses to pay. You have 6 years to sue them so as long as you get a valid address once they leave you can still collect.

If the case has been brought to court then what ever the judge says will be enforceable.

Make sure you keep receipts for the exterminator
