As the others have said, the new landlord is obligated under the terms of existing lease.

First make sure they have a copy of the signed lease. Assuming they do:

Second, they should send the new owner a certified letter with a copy of the lease and inform him they expect him to honor the complete terms of the lease.

Third, they can file a complaint in housing court seeking a return of their security deposit from the original owner and seek to compell the new owner to honor the lease.

They can take the signed lease to an attorney to request the landlord honor the terms of the contract. Good Luck!
