Validity of rental lease

My friend and I rented an apartment and due to the minimum salary requirements we needed a cosigner. The cosigner's name is typed up in all pertinant areas of the lease, however the cosigner never signed the lease. Is this lease valid?

If the landlord signed lease and the tenants signed the lease and the Landlord accepted it and gave you occupancy then it is a valid lease. It constitutes acceptance without the co-signor.
