Legal Question in Real Estate Law in Massachusetts

30-day notice and 28 days in February

My current apartment is month-to-month, and I would like end the lease and move to a new place before March 1. If today is January 30 and I give my landlord the 30-day notice today, can I move out by February 28 and not have to pay the rent for March? If not, can I only pay the few days in March before the end of the 30-day period or do I have to pay for the full month of March?

Re: 30-day notice and 28 days in February

The Notice to Quit must terminate the tenancy on a rent day and be given at least 30 days or 1 full rental period (whichever is longer) in advance. The 30 day time period generally begins the next rent day after receipt of the Notice. In the event that Notice is not timely, you would be responsible for the entire rent of March. You could certainly talk to your landlord to come to an agreement regarding paying for a partial month of March. In reality, the landlord may or may not institute legal proceedings to collect the extra month of March.
