add a name to house deed

i was curious how easy it would be to add my sons name to the deed of my house or if there are other things involved that would have to be considered first.

The actual process of adding your son's name to the deed to your house is not difficult. There are a number of things you need to consider and discuss with someone.

What is the reason you want to do this?

If it is to make sure that he gets your home when you die there are other ways of doing this. Whether the alternatives are better depends on your specific situation.

If the reason for doing this is so your son can handle your affairs again there are other less dramatic ways of doing this.

Putting your son on the deed could have potential gift tax issues and so it needs to be done with that in mind.

If you have a mortgage on the property you should disclose your intent and get proper authorization from the mortgage company to put his name on the deed. There may be more documentation required by the mortgage company to allow this.
