I bought a house that the town was going to take for back taxes

The house was willed to Mac. He was going to lose it and I took it over for all the back taxes, water/sewar bills, gas/elec phone cable.that were never paid for 4 yrs. It came out to be a substancial amount of money I put into the house. He signed a purchase and sale agreement, it was notorized and the deed is now in my name. I must evict him for health reasons. He has been living there with me since I took the house over. He urinates his bed every night, is a danger when smoking as he falls asleep with lite smokes. I have had to replace several mattress's, chairs as he is a alcholic. My question is since I stepped in and took the house over for back taxes and assumed all the bills so as it would not go into a forclouser, is he entitled to recieve any money from me since I am evicting him? I have put alot of money in to repair the house and still have alot more work to do to get it in better condition. He said he spoke to a lawyer and he is entitled to some monetary compensation for the house. Is this true? Do I have to pay him anything despite all the money I have had to invest to keep it from forclouser? He never took care of anything or paid any bills in 4 years. I just had to replace the boiler as well. Can he do this?

Normally, if transferred to you properly he would not have a claim against you for any money. However, if he asserts that part of the deal was that he would have the right to stay at home for his life, he will assert an equitable interest in the home.

However, like everything, it is a matter of proof. The real question here is Mac's age and competence. As I said if the property was transferred properly and there was no promise that Mac could live there for the rest of his life, then you owe him nothing.

If you had no written agreement to compensate him for the property (and only for the amount of money needed to bring the property current, and maintain it), you probably don't have to compensate him. In any event, speaking with a knowlegeable attorney would be wise.

If the real estate was properly transferred into your name as sole owner, you do not owe him any additional compensation. In other words,did the prior owner sign his interest in the real estate over to you via deed and did you properly record it? If so you owe him nothing. If not, you may owe him money.
