Legal Question in Real Estate Law in Massachusetts

I sent our commercial tenant a 14 day certified notice to quit letter , which he refused. He has until 9-8-12 to pay all due or leave. Do I have to file a complaint, go through summary process in court to move his stuff out or can I change the locks on 9-9-12 , etc.. Please advise Thank you

You have to file to evict the Tenant. Acting with self-help will put you at risk for damages.

You might want to have the local constable or the sherriff's office serve the Notice again.
