Condominum Vinyl Siding - Common Area?
Hello ~
Is the exterior vinyl siding considered common area of a condominium or part of each individual unit that it covers?
Thank you

Repairs to exterior siding -- which is necessary to keep out the weather -- should be a capital expenditure/improvement, shared by the unit owners on a pro rata basis, unless the documents say otherwise.

That will depend upon the terms of the Master Deed, Condominium Trust and Condominium By-Laws.
Generally though, if your condominium is part of a multi-unit building, then exterior surfaces are considered common area property.

AS a practical matter, you should consider this to be a common matter. Is there is something unusual about your particular case where you believe that for some reason a particular unit or units are getting this while others are not?
