Confirmatory deed

When I purchased a parcel of land, I used the phrase ''including, but not limited to'' to lead into the plot description, on the offchance there was another plot nearby unknown to either buyer or seller.

Indeed there was. I am happy to offer the seller an additional amount for this new parcel; my question is, should this new transaction be in the form of a confirmatory deed, as theoretically it was covered in the first deed?

Hi -

It's difficult to answer your question definitively without reviewing the initial deed or examining your title.

Title work and deed preparation is relatively inexpensive, I recommend that you contact an attorney - I wouldn't think that the work would run you more than a few hundred dollars.
