How to convert a three a decker home to condos? What are the requirements?

The first step in a condo conversion project in Suffolk County, Massachusetts, would be to hire a structural engineer/architect to draw the floor plans of the building, as well as the unit plans for the building. Also a professionally stamped Land Surveyor must prepare a Survey of the lot of the land. The final step would involve the drafting and recording of the Master Deed of the building, and the Declaration of Trust for the Condominium.

The above is an extremely brief and basic explanation for converting a mutli-family home into multiple condos. I would strongly advise you to retain an attorney to handle the process for you as it can be very complicated and compliance with local municipal rules and regulations is a very important part of the whole process.

First, you need an architect to draw as-built plans for the property and stamp the plans for each unit. You also need a complete survey of the property.. Then you need to draft a Master Deed and Association for the Condominiums usually as a Declaration of Trust.

The drafting of the master deed as well as the condo agreements should be drawn by an attorney and made to reflect the realities of a 3 unit Condo versus a larger condo development.
