is ther any way to get a name taken off a deed

I need more information in order to answer your question. Usually, the deed is not the problem, it is the mortgage. If you are on the mortgage, the bank usually won't let you off. Then there needs to be a refinance by one of the parties to get the other off. But if you give more details about who owns the property and what you want to do and why, perhaps I can give you a better response.

Yes, but it will depend upon the circumstances and the degree to which co-owners are co-operative and willing to agree. Beyond that, additional information would be needed to determine the answer.
