Exclusive right to sell agreement

If you have signed an exclusive right to sell agreement with an agent, and you find your own buyer, must you still pay commission to the agent during the time of the contract? Also, do you have to pay commission if you sell it soon after the agreement expires?

Exclusive means what it says! If the agent finds that you sold the property soon after, the agent can sue you.
