Can I fix the door without a majority vote?
Good Morning, I'm a trustee in a
small condo association with a
meeting coming up this week. The
meeting is to decide on whether a
new door gets installed on the left
side of the building. Our association is
unique because we all share a
common furnace and hot water
heater so all our condo fees go
specifically to heat and hot water
bills. Therefore we have nothing in
savings for dedicating to home
improvement projects like this door.
As a trustee my job is to help
maintain the common areas for the
safety and well-being of the owners.
The door that needs to be replaced is
in poor shape and can easily be
forced open not to mention the huge
gap beneath wasting valuable heat.
Does a majority vote need to happen
for this construction to move
forward? Or does my obligation as a
trustee having been voted into that
position negate the need for all
owners to vote. The door and
installation is approx. $2,000 and
there are 5 condo owners who will
need to split the bill. I have a good
feeling that the people who don't use
that entranceway won't want to be
bothered with the associated costs
for the repairs. Thank you!

Good feelings do not do it; all condos should have a reserve, and this seems to be the condo's responsibility;
