Legal Question in Real Estate Law in Massachusetts
A friends condo building had major damage his unit. The repairs for that unit have revealed major code and safety issues. I think they are talking about condemning the building -- but condemnation seems to be about eminent domain.
First: What is the legal terminology when the town inspector says that no one can live here until the now revealed problems are fixed?
Second: What happens to the mortgages, to condo fees, to the equity in this formerly nice unit?
I'm trying to help with the research aspects.

Get an attorney.
This is too complex an issue to answer in a forum such as this. Condemnation as a result of safety is not eminent domain. Eminent Domain is a taking for public purpose.
The Condo Association and your friend both need attorneys. This is a major problem. Do not fool around, she should go see an attorney ASAP.
