home ownership transfer

my dad owns the home i live in but does not live here. can the ownership, or deed be transferred to me without a home sale?

Yes. Have your dad prepare a deed from him to you. You may wish to seek legal and/or accounting advice concearning the tax implications of a comtemplated transfer.

Your father can gift you the home, but it will involve a gift tax issue for him;

If there is a mortgage on the property you will need the Mortgage companies consent. There may be some other ways to accomplish this without incurring much or any tax or requiring you to purchase the home but substantially more information would be needed.
