Legal Question in Real Estate Law in Massachusetts

I am interested in purchasing a two-family home for an investment. My tenants would be my 2 grown children. I have looked at one vacant home, but am hesitant to look at occupied homes because I'm unsure how difficult it would be to evict current tenants with a lease. Any insight would be greatly appreciated! I live in Massachusetts.

As long as the tenant is complying with the terms of the lease you cannot evict them before the lease expires.

If they have a month to month lease, you can send a notice to quit on 30 days notice, but not during an existing month: if delivered June 30th, they would need to be out before August 1st, or you can file suit to have them evicted. if delivered July 5th, the tenant has until the last day of August.
