keeping neighbors off our property

11 year old boy is allowed to ride his 4-wheel drive vehicle on my father's property which is now in my and my sister's names. He has been doing it for several years. My father is in a nursing home, the house is empty most of the time. How can we protect ourselves from this child? He has destroyed the side yard. There are also dogs being let loose to run in the yard leaving messes behind. Looking for advice.

Post "No Tresspassing signs". Then, if it continues, retain an attorney to send a formal cease and desist letter. And discuss with

your attorney whether the neighbor's actions in trespassing may be actionable both civilly and criminally. Good Luck!

Allowing this conduct to continue will only bring you legal complications. The fences on this property should be made secure. This child's parents should be made aware of this behavior by certified letter and future tresspass on this property strictly forbidden.

If this approach does not adequately end this conduct, then seeking to legally restrain this intrusion is always an option along with damages for tresspass.
