land take over

Our neighbor asked if he could mow a section of our property that abuts his so that his property will look 'nice.' We agreed. Since then he has put lawn sprinklers on it and keeps mowing it as well. We want to know if he can take our land since he has done improvements and upkeep. Is there a period of time that he needs to do this? If so, how long?

First if he does this with permission he can't gain a claim of adverse possession. I would suggest you confirm your permission by sending him a certified letter.

Second, adverse possession requires open notorious and exclusive use for 20 years. Since you gave permission this would not be the case.

You should document the permission however.
