is a landlord in MA required to sign a lease ? we have lived here 1 1/2 yr and the landlord will not give us a lease

No, there is no requirement that a tenancy be in writing. In the absence of a writing, you have what is called a month-to-month tenancy at will.

The law does not require a landlord give a formal lease. You have a month to month tenancy
