Legal Question in Real Estate Law in Massachusetts

As landlords, must we rewrite our rental agreement with the new rental increase or can we just hand them a signed rental increase letter? That is what we've done in the past. If we must rewrite it, when did the law change in this matter?

My preference as a landlord is to prepare a new agreement and have it signed by the parties. The most important thing about any agreement is to have it in writing.
