Landlord's rights under "Tenant at Will" contract
I am a landlord considering entering into a "tenant at will" agreement with the current tenant of my condominium. What are my rights under a tenant at will? What are the tenant's rights? And finally, is it best to have the tenant at will agreement in writing? Thank you for you help in this matter.

I think there are a few more important issues about renting out
your condo than the one(s) you've raised. There's an excellent
booklet available on the Internet for free from one of the premier
landlord/tenant attorneys of Massachusetts, entitled "How to be
a Landlord and Stay Out of Trouble" [in Mass.] to which
I will steer you if you contact me directly and so request.
To respond to your question briefly is difficult. The only advantage
for landlords that t/w present over lease is the
legal right to terminate for no cause during any
month. Overall, leases (generally written by
attorneys for landlords) increase the landlords'
pool of rights vis-a-vis tenants while giving
tenants only that one advantage. (But I do
understand the importance of that one advantage,
too.)
Anyway, there are more important factors. Write me
