Legal Question in Real Estate Law in Massachusetts

a very large healthy tree on our property split for no apparent reason and fell smashing our 5 foot stockade fence into the neighbors yard. no damage was done to the neighbors property. who has to have the tree removed from the neighbors yard?

You need to have the tree removed; it is a trespass upon the neighbors land.
