What are the ramifications for breaking a lease that is seven months early? What rights does a landlord have?

Assuming the tenant has no basis to break the lease, the landlord can pursue legal action against the tenant for the remainder of the lease. However, the landlord should act promptly to relet the premises to mitigate the landlord's damages. If the landlord can relet the premises, then the landlord would only be entitled to the amount of rent during which the premises was unoccupied.
