Lease in My Name Only - Roommate will not pay or leave

I have a lease in my name only. The landlord has allowed me to rent rooms to roommates. I have one roommate who will not pay and who will not leave. He is pretending he wants to take over the lease (he has no money). The landlord knows that I want him to leave and why.

The police say that he has ''rights''. He has only lived there for two months.

You or your landlord should start eviction proceedsings. The legal process is complex, fraught with traps for the unwary or wary uneducated, and you should use an attorney to do it correctly and well.

Do you think there's any danger of physical fights breaking out or him trashing your stuff or generally losing his temper and doing something that's dangerous to you? If so, that changes the approach to be taken.

If he paid up the rent, and stayed paid up, would you keep him on? Was there any other complaint or reason you would want him out besides this obvious problem of not paying rent????
