leasing apartment
if someone breaks a one year lease
after 3 months do they forfeit the
security deposit

Not if they vacated without doing any damage to which the deposit may be applied. But they may be liable for the remaining rent to the end of the term unless a new tenant is found to replace them before then. Read the lease, and if in doubt, retain an attorney to determine whether the landlord my have violated the landlord tenant laws giving rise to counterclaims that might excuse the alleged breach.
